This is a speculative development by Jonathan
Crinion and Stephanie Mills under the umbrella of their development
company Mackerel Sky. Their aim is to develop modern, energy efficient,
urban infill housing in Toronto that meets the needs of contemprary
live-work lifestyles.
Situated on a 'pan handle'
this site is wedged between laneway houses to the front and commercial
properties to the rear. A pair of modern, 3 storey semi-detached
houses is proposed. The basement and ground level structure is cast
in concrete with underfloor hydronic heating. The upper two levels
are constructed in a lightweight, steel framed and metal clad structure
prefabricated off site. The side fenbestration is miniumal for reasons
of fire safety and privacy. The North-South front and rear facades
are fully double glazed with low emmissivity glass to optimise natural
daylight and reduce solar gain. Brise-soleil offer additional shading.
The open plan floor spaces offer maximum flexibility for these live-work
units, with services and circulation kept to one side.
